Plot of land suitable for construction of a complex with a finished project located in the town of Byala , Bulgaria.

The  area is 21,760 m2, including a dedicated for public use 3 -5m road to the border area and the platform for the new electrical transformer . In addition, the new owner is allowed to use the land (without the right to build permanent facilities )and   receives the adjacent state forest land area of not less than 1.7 hectares. It is possible to organize a landscaped park with boundaries facing slope and the sea.

Documentary support :

2) a valid contract for the design with a recieved payment up front , in the stage of readiness - 1.5 - 2 months from the date of return to work .

The design phase of the project is presented in virtually finished  plan of the plot and  floors of the complex , and design visualization .

On The photographs is clearly visible its convenient location : halfway between the town of Obzor and Byala (at 500-700 meters from each) . Passing a 50 -70- meters from the site of the highway Varna -Bourgas conveniently connects it with the airports of both cities . Sandy coastline and relatively high ( 20 - 25m) beach provide an excellent view of the sea and the rise of unencumbered descent to the beach.

The cost of this land is 3 mln.500 thousand euros, or 128.86 Euros/m2 according the document property ( 2,716 hectares ) of land.
Keeping in mind the adjacent state forest land area of about 17,840 m2 , which can be organized landscaped park where the actual area of land ( in the document property  +  adjoining State land ) get about 4.5 hectares, at a cost of 77 Euros/m2 .

The rate is exclusive of VAT , as the company - owners of the land until the VAT registered . In 2014, the possible partial registration of VAT , which will increase the value of land by 20% ( VAT rate ) .
